| Lake Cypress Springs is 3400 acre
spring-fed lake which provides excellent fishing as well as some
of the most picturesque scenes of any lake in Northeast Texas. While
the lake has very limited visual coverage, black bass, trophy catfish,
and crappie are caught regularly, making Lake
Cypress the gateway to a fisherman's paradise. Lake Cypress Springs
is better known for its water recreational sports including skiing
and swimming. Numerous campsites are available, as well as a park
with water slides and other swimming attractions for the kids. |

| Franklin County Water District
owns and maintains Lake Cypress Springs. The adjoining property
is on a 99 year lease agreement with options to renew the lease
for an additional 99 years. The lease fees are per lot on an annual
basis. |

about 7 miles south of Mt. Vernon in the rolling hills and "Piney
Woods" area of Northeast Texas. Mt. Vernon is at the 146 exit
on I-30, about 100 miles east of Dallas and 80 miles west of Texarkana. |

| Lake Bob Sandlin, a 9,460-acre
reservoir on Big Cypress River, is located 5 miles southwest of
Mt. Pleasant; also accessible from Pittsburg, Lake Cypress Springs
and Monticello. Lake Bob Sandlin was constructed by and is under
the jurisdiction of the Titus County Fresh Water District. |

| Lake Bob Sandlin provides its best
fishing in the spring. Its excellent cover consists of vegetation,
stumps, and bushes. Not only are trophy bass available but also
crappie make the lake a fisherman's paradise as well. |

| Highlighting the lake is the beautiful
641-acre state park, which has 1.6 miles of shoreline directly on
the main body of the lake. Lake Bob Sandlin is fast becoming a water
recreation center for Northeast Texas. Swimming, boating, and skiing
